Real-estate route requirements: (1) Owned UAE property of AED 2,000,000 minimum value (~USD $545k); (2) Purchased outright in cash OR with at least AED 2M paid from own equity (mortgage allowed for the balance from approved UAE banks); (3) The property must be a single unit, not aggregated across multiple smaller properties; (4) Property must be under your name (not a corporate vehicle) for the residence rights to apply. Plus standard requirements: medical fitness test, valid passport, Emirates ID, sponsor (none required — Golden Visa is self-sponsored). Application via Dubai Land Department + GDRFA (Dubai) or ICA (Abu Dhabi) — processing typically 4-12 weeks. Cost ~AED 2,800-4,000 in government fees, plus typical agency fees. Golden Visa real-estate route does NOT confer Emirati citizenship — residence only. Holder + spouse + unmarried adult children + dependent parents + domestic workers can all be sponsored.
